Traditionally constructed single storey replacement of the existing junior school. Accommodation includes a discrete Children’s Centre, facilities for children with Special Educational Needs, reception class, 6 No. infants/junior classes, IT suite, group rooms, hall, library, kitchen, administration areas and toilets.

 

Construction comprises trench fill foundations, insulated concrete beam and block ground floor, partial steel frame, load-bearing masonry walls and partitions, low pitch and flat roofs on timber rafters with metal purlins, aluminium external doors and windows together with floor wall and ceiling finishes, mechanical and electrical installations and internal and underground drainage. Associated works include drop-off road, parking,  landscaping and service connections.
The new premises are constructed on the site of and adjacent to the existing occupied school, the latter demolished after decantation of the entire school during the school holidays.

 

The approximate gross internal floor area for the scheme is 1,579 m2.

 

The Woodley Coles LLP was appointed to provide full pre- and post contract service including initial budget estimates, preparation of tender documentation, evaluation of tenders and post contract cost control through to agreement of the final account.

 

This scheme is a particularly complex shape, with the building footprint being similar to a yale-type key and comprising both circular and ‘toothed’ perimeters to the contained envelope. This inevitably led to an extremely difficult roof construction with involved junctions between the circular and monopitch roofs. Fully measured and detailed Bills of Quantities allowed early agreement to the Contractors interim applications, production of the Client’s intricate cost reporting requirements and facilitated commencement of Final Account preparation.
